EPC's - Energy Performance Certificates

The CO2 emissions for the UK as a whole is currently too high.  For the government to identify how high the levels are, statistical information is required.

It is a legal requirement to have an EPC report in place during or prior to the sale completion of a house.

If you are a Landlord you must have one in place with a new tenancy agreement if you do not have one already.

What is an EPC?

An EPC is a 3-5 page document which shows how energy efficient currently your property is, taking into account the volume of air, the heating/ventilation and insulation that is in the property currently.

There are also some recommendations that indicate what can be done to improve the energy efficiency of the property.

 

What does the ratings mean?

Graph 1 shows how energy efficient the property is currently and with imrovements which are recommended in the report, what the potential rating could be.

The 2nd graph shows what impact the CO2 emmisions from the property has on the environment and the potential rating if the recommendations are carried out.
